Semi restoration

Character home care

Semi restoration

For Queenslanders, cottages and weatherboard homes that need substantially more than repainting while retaining coatings that remain genuinely sound.

A considered approach

A defined restoration scope, completed consistently across the home.

A semi restoration is not a repaint with a little extra preparation. It is used where parts of the existing coating system can remain, but the property needs a much more thorough standard of preparation and rebuilding.

I inspect the home properly, explain why this level of work is recommended and record the agreed scope in the quotation.

More than repainting

Semi restoration is for homes where the coating system needs extensive rebuilding, even though complete removal is not required.

One written standard

The restoration preparation detailed in the quotation applies consistently across every included elevation.

Direct explanation

I show you what I have found, explain why it matters and make the scope clear before work begins.

Semi restoration

A restoration standard carried across the agreed exterior.

Owners of Queenslanders, cottages and weatherboard homes are often comparing quotations that do not include the same level of work.

I explain the difference clearly so you understand why semi restoration is substantially more involved than repainting, without turning our complete system into a public formula.

The scope is established for the complete home

Queenslander restoration

The scope is established for the complete home

Every included elevation is washed, protected and prepared to the restoration standard detailed in the quotation. Semi restoration is not isolated extra work around the most visible failures.

Oil priming and grain filling rebuild the prepared timber

Oil priming and grain filling

Oil priming and grain filling rebuild the prepared timber

Once the included timber has been prepared, the appropriate oil primer and grain filling stages establish the foundation required for the following preparation and coating work. Grain filling is an integral part of our semi restoration standard.

The grain filling is sanded before the second oil undercoat

Sanding grain fill and further oil priming

The grain filling is sanded before the second oil undercoat

The filled surfaces are sanded to refine the preparation before the second oil undercoat is applied. This is completed methodically across every included elevation rather than only around the most visible areas.

The second oil undercoat brings the rebuilt preparation together

The second oil undercoat establishes a consistent preparation base before the specified finishing coats are applied. It is not the final visible topcoat.

Balustrades and detailed timber receive the specified finishing system

Satin or gloss topcoats

This photograph shows glossing work being completed to the balustrade and detailed verandah timber. The specified satin or gloss topcoats complete the system across the appropriate substrates.

Verandahs and detailed elements remain part of the complete result

Character details

Verandahs and detailed elements remain part of the complete result

Windows, brackets, balustrades, handrails, gables and timber details often require more time than broad wall areas. They are planned into the work because they are central to the character of the home.

Restoration carried across the home

The quotation defines one restoration standard for the project.

Before work begins, I inspect every elevation, the existing coatings, timber condition, character details and access requirements. The written scope explains what has been allowed for and why.

When it is suitable

Semi restoration is appropriate where parts of the existing coating system remain genuinely sound, but the home requires preparation well beyond repainting.

Consistent preparation

Every included elevation receives the oil priming, grain filling, sanding and second oil undercoat stages detailed in the quotation. The standard does not change from one side of the home to another.

Specified finishing coats

The appropriate satin or gloss topcoats complete a coating system supported by every preparation stage beneath them.

Semi restoration preparation is in a class of its own.

The Superior approach

Semi restoration preparation is in a class of its own.

This is not repainting with occasional extra preparation. It is a methodical restoration scope completed across the home, with qualified painters and decorators and direct communication throughout.

  • The restoration standard is written clearly into the quotation
  • The same standard is maintained across every included elevation
  • Detailed character elements are treated as part of the complete home

Before work begins

Before a semi restoration

I would rather answer the important questions clearly before a project begins than leave a homeowner guessing once work is underway.

How is this different from repainting?

Repainting relies on the existing coating system remaining genuinely sound. Semi restoration is a substantially more involved rebuilding process carried across the agreed exterior.

Is the preparation consistent across every elevation?

Yes. Every included elevation receives the same semi restoration preparation standard, except where something different is expressly detailed in the written quotation.

Is grain filling included?

Yes. Grain filling is an integral part of our semi restoration preparation. The written quotation confirms the surfaces and scope included for your home.
